Vacation / Extended Stay RENTAL POLICIES & PROCEDURES: VIEW as .PDF file (if free Adobe Acrobat Reader is installed) Vacation / Extended Stay RENTAL POLICIES & PROCEDURES: CONFIRMATION: Reservation is not confirmed until we receive the rental agreement indicating acceptance of its terms either by email response or a signed “hard copy” paper through the mail; and the 20% non-refundable deposit is processed through a credit card number on file. DEPOSIT: 20% NON-REFUNDABLE DEPOSIT for the number of nights held, to guarantee the reservation dates. PAYMENT UPON ARRIVAL: Rates subject to change seasonally. Full payment less the 20% advance deposit for reservations of three days up to two weeks is due upon arrival, before receipt of keys. “Last-minute” renters may be on a cash only basis. CANCELLATIONS: Cancellation at any time does not affect the 20% non-refundable deposit, unless official advisories are issued urging persons not to travel due to hazardous conditions. Early departure does not warrant any refund of rent. INCLUSIVE FEES: Rates include a one-time linen, cleaning supplies, and toiletries setup. RENTER RESPONSIBILITY: The person arranging the reservation should be of legal age to enter into contracts, is responsible for timely payment, accepts responsibility for any damages incurred during the time period by his party, and understands that the rooms are licensed as hotel lodging governed by town, county and state laws and regulations. GUEST INFORMATION: Person responsible for payment will register the names and ages of every guest who will be staying on-site. License plate data for cars parked on the property is necessary for security reasons. ARRIVAL / DEPARTURE: CHECK-IN TIME is AFTER 3 P.M. EST and CHECKOUT is 10 A.M. EST. MAXIMUM OCCUPANCY OF 12 TOTAL, ADULTS and CHILDREN: There is adequate sleeping space for 12 individuals; therefore, no inflatable beds or sleeping on sofas is allowed, nor may campers may be parked on the property for the purpose of extra sleeping capacity. Commercial use and group events usually carry a fee and must be negotiated on an individual basis. EXIT INSPECTION: The rental party will review a check list with the manager prior to vacating the house. The entire building is inspected before and after every rental group, so damage is closely monitored. FIRE HAZARDS: NO SMOKING IN OR NEAR HOUSE, NO LIT CANDLES, NO USE OF FIREPLACES OR HOT PLATES IN THE ROOMS! FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of deposit and/or rental money, and the party will not be permitted to check in. CURRENT CONTACT / PAYMENT INFORMATION ON FILE: Notify us in advance if information on file changes such as addresses and credit card numbers. |
